Family Behind Gas Station Empire Lists $45M Brentwood Estate

Kohanoffs Debut 21,000-Square-Foot “Willow Crest” Compound

Perched in the secluded Crestwood Hills neighborhood, a newly constructed Brentwood estate built by father-son developers Saeed and Justin Kohanoff has entered the market with a $45 million price tag. The family, known locally for owning more than a dozen gas stations and various commercial properties, is selling the home following the departure of Saeed’s youngest children for college.

The property at 822 North Kenter Avenue, named Willow Crest, spans over 21,000 square feet and sits on nearly five acres. The Kohanoffs acquired the land in 2011 for $2.6 million and spent several years navigating architectural revisions and permitting. Originally envisioned as a Mediterranean-style residence, the design ultimately shifted to a modern farmhouse, a decision made by Justin before construction began.

Created with entertaining in mind, the estate features an underground garage with room for 20 vehicles, a private 300-foot driveway, a pickleball court, gym, elevator, and dual wine cellars. Outside, roughly 600 mature olive and ficus trees frame the expansive grounds. Inside, the residence includes nine en-suite bedrooms and 16 bathrooms, including a 2,000-square-foot primary suite with dual bathrooms and closets, plus a private living area. Public spaces include two living rooms, a formal dining room, a grand office, and a chef’s kitchen with Miele appliances and Italian-sourced finishes.

The family quietly tested the property off-market over the past month, receiving what Justin Kohanoff described as “good feedback” from interested buyers.

Beyond this listing, the Kohanoffs are planning future residential developments in Brentwood, Pacific Palisades, and Malibu, although those are likely five years away, Justin said.

They also made headlines recently with a controversial redevelopment proposal in the Palisades, where they plan to replace a burned-down Shell gas station with an eight-story residential building featuring up to 100 units.
