Mandeville Canyon property on market for $9 million more than purchase price

Actress, producer and media mogul Reese Witherspoon and her agent husband Jim Toth have put their home in Mandeville Canyon in Brentwood up for sale after only owning it for two years as reported by Dirt.com. Witherspoon and Toth purchased the home for $16 million in 2020 and are now listing the estate with a $25 million dollar price tag.
Witherspoon has only released a few photos of the home on the listing website and the listing states that “additional photos and property website [are] available upon request to qualified buyers,” as quoted by Dirt.com. You can only speculate why Witherspoon has chosen to approach the listing in this manner but she might want to keep her privacy intact and only allow serious buyers with the purchasing power to have access to the photos of her home.
The property itself is very secluded as befits a celebrity who wants to keep her private life private. The home is located on a private drive and is surrounded by big gates, old growth trees and a long driveway. In fact, the property cannot be seen from the closest street which is Mandeville Canyon Drive. The estate was originally built in the 1990s in the English country style and has not really changed much in the intervening thirty years except for some costly exterior/interior updates. Witherspoon and Toth are hoping for an additional $9 million dollars over their purchase price and in this sellers market, they may well get it.
Dirt.com compared photos of the home from 2020 and now and has said that the differences are the new exterior color of the mansion, in a creamy white, the interior’s marble floors have been replaced and the staircase railing and steps have been updated. The living room has also been updated with white wood flooring and paint to make it a brighter room. The kitchen has been totally remodeled and the appliances have been replaced. The library has changed from a somber and more old school male vibe to a brighter blue decor. There are no photos of the bedroom, but Dirt.com reports that the listing details a “owners wing” with dual bathrooms and boutique closets in a sumptuous style. Four additional bedrooms are also upstairs with two bedrooms for staff or guests. The estate comes with a separate entrance for staff or deliveries.
The property itself is two parcels and consists of 3.1 acres of thickly wooded land with luxurious lawns and a full outdoor entertainment area that includes a pool, spa, bar and barbeque. The estate has a Creston smart home system, a state of the art security system and Lutron lighting. Graham Larson at Sotheby International is the listing agent.
