WS Communities Completes Construction and Begins Leasing at NMS La Jolla, a New Residential High-Rise in Beverly Grove

6401 Wilshire Boulevard project features 112 apartments

WS Communities, a prominent developer based in Santa Monica, has completed construction and is now leasing units at their latest residential high-rise, NMS La Jolla, located in Beverly Grove at 6401 Wilshire Boulevard. The 16-story building, designed by Steinberg Hart, boasts a unique aesthetic compared to the older towers in the area.

Featuring a total of 112 apartments, NMS La Jolla offers a range of floor plans, including studios, one-, two-, three-, and four-bedroom units, including co-living arrangements, according to the property’s leasing website. Monthly rents start at $2,336 for a studio unit, making it an attractive option for those seeking upscale urban living in the heart of Los Angeles.

In addition to its residential offerings, NMS La Jolla includes amenity decks on the rooftop and above the podium garage, providing residents with convenient and modern communal spaces. The building also features a podium structure that includes a parking garage and 6,000 square feet of ground-floor commercial space.

Steinberg Hart’s design for NMS La Jolla is characterized by a unique approach to the relationship between the building skin and balcony at a per-unit level. Described as “singularly connected elements with the ability to respond to the two forces of program and/or view as required,” the building’s exterior boasts a geometric manipulation along the building edge, creating an irregular, undulating façade that adds visual interest. The convex profile of the building allows residents to easily access view corridors between the taller buildings along Wilshire Boulevard, providing stunning vistas of the city.

The development of NMS La Jolla has been a long time in the making, with an entitlement application originally filed with the City of Los Angeles over 16 years ago. After changing hands multiple times, the land was eventually purchased by WS Communities for $38 million in 2019 from the previous owner, UDR, Inc., who had acquired it in 2015. The completion of NMS La Jolla adds another notable highrise to the ever-evolving skyline of Los Angeles, offering modern, upscale living options in a prime location.
